Do I need to be there for viewings of my home?
No, we take care of all of that. When we meet at your home we can discuss the unique selling points and I can outline these to potential purchasers during viewings. Potential buyers often feel uneasy in the company of the seller, they are as nervous of the process as you are so it is better that you go out and let us look after everything.
When is the best time to sell a property?
There is no particular better or worse time to sell a home. Some sellers wait until their garden looks at it’s best before selling often overlooking the fact that everyone’s garden looks the same depending on the time of year the home is offered for sale. Buyers are active all year round whereas sellers are often seasonal. The best time to offer a home for sale may well be when there are very little similar homes for sale.
What should I do to get the best price for my home?
The simple answer is present your home to it’s best, you’re not selling a showhouse, it’s a home. When we meet I can discuss this with you. It might be a little bit of decluttering or it could just be keeping interconnecting doors between reception rooms open during viewings.
How long will it take to sell my property?
The answer to this is as long as it takes to get you the best price for your home. As a small independent agent I don’t have to answer to a sales manager of company financial controller asking why I haven’t “made the sale yet”. Each sale is different. If you prepare in advance you can speed up the process after a sale has been agreed and this includes getting the legal documents to your solicitor before the sale starts and any architect certs that they require. How will you market my home?
I use a professional photographer and videographer to take great quality photographs, a video tour and prepare floorplans for your home. I will then prepare a brochure describing your home and it’s best features. Your home is listed on Myhome, Daft, Property.ie, Irishtimes.com, Breakingnews.ie, The Post.ie, Irishexaminer.com and Yahoo Ireland. I will also advertise your home on social media as well as directly targeting buyers on my database. It is about maximising exposure of your home to the market as best as possible.
How much do you charge for an appraisal?
I don’t charge you for an appraisal of your home. I can also offer you discretion and confidentiality.
